A City Breaks to New York For Relaxing

Tips! Unbiased Information: Agents work for their clients, not for any travel supplier. Because of this, they are not tied to any one source.

I love to take city breaks to New York when I can’t stand the placidity of my life anymore. You see, I live way off in Middle of Nowhere Montana, and work as a cattle rancher, and a writer. The isolation, the fresh air, the physical labor – all are good for my health, and for my writing.

But sometimes, it gets to be too much. There is too much watching the sun rise and set in silence, too much of sitting at the local bar having the same old tired conversations with the same old fellow semi-hermits, and I long for the hustle and bustle of a major urban metropolis. City breaks to New York are the best way to cure these ills.

At home, I live in a simple house, well made of wood, and with high ceilings, but nothing lush or extravagant. I grow my own food, and cook my own meals, and live almost entirely self-sufficiently. On my city breaks to New York, however, I live almost the opposite kind of life. Instead of living simply, I stay in a lavish suite hotel where I can enjoy room service, a spa, exercise equipment, and sauna. I go out to eat every meal I can, and, with my wife (who loves the city every bit as much as I do), I get to live like a king.

Tips! You can also search the Internet for various airfares once you decide upon the dates to travel. Internet search can be very valuable in finding a suitable accommodation and eating joints that fit in your budget.

At home, besides books there isn’t much for entertainment. There is a little movie theater, playing everything that all the other theaters have forgotten about, and there are occasional halting attempts at community theater. And of course, there is hootenanny night down at the bar. But beside that, there is very little to see and do, and to see a show, you have to drive for over an hour.

But on my city breaks to New York, all Broadway is mine. We go to see Cats, the Phantom of the Opera, and other big productions, as well as smaller ones down in Greenwich Village. There is Central Park, where there are always street performers playing music, and there are the endless joys of people watching.

While my days in Montana are filled with the quiet sound of the wind, my city breaks to New York are filled with nights of steamy jazz, and salsa dancing. Where my sleep in Montana is thick and dreamless, the little sleep I do get on my city breaks to New York is filled with the rumblings of a sleepless city. There is nothing else to put a soul at ease like that.

Caterpillar Construction Equipment And The Storage

Posted by admin | Building | Friday 30 March 2007 6:38 pm

By ApartmentsForRentNews.com

Tips! Additionally, when you are visiting the house or apartment to rent, do not be afraid of scrutinizing every aspect of the apartment. Look for cracks, bugs, dirty spots, and any other flaws.

It’s funny how many friends my father made over the years during his journey as a builder. Many of these friends were more than happy to store his Caterpillar construction equipment on their land. I have to admit that I’m glad that my father couldn’t let go of some things.

My father is a retired construction worker who uses to run his own company. Over the years he has managed to gather quite a few items for building as well as some for demolition. His collection of tools is amazing but his collection of Caterpillar construction equipment is beyond belief.

I actually had no idea how many Caterpillar construction equipment he actually owned until he moved after his retirement. His tools were put up for sale before the move and he was really resistant to let these objects go but he really had no choice. He let most of his collection of tools sell off little by little. His Caterpillar construction equipment is another story.

Tips! See what kind of changes you can make to your apartment or house. Some landlords allow their tenants to paint walls, or change certain appliances or carpeting.

My father figured that he was probably was not going to need his tools and building materials in the future. He hated to let go of this part of his life but he saw no real need for the items in his well-maintained apartment. He also had no space. Somehow, though he found plenty of space for his Caterpillar construction equipment.

Moving from a large house to a small apartment can be quite challenge. Dad made the move with grace and he even commented on how much easier it is to maintain a living space that is maintenance-free. Giving up his tools and building materials was a big step but giving up his Caterpillar construction equipment was a big step that he was not willing to take. He devised a clever scheme that paid off in the long run.

Tips! Find out how much the rent is, and all the financial details therein. This is very important for comparing apartments and house renting.

Though my father was dismayed by the fact that he had to move he did like that he was moving closer to family. Unfortunately, none of his three children owned enough property to house his Caterpillar construction equipment. We all thought that he had gotten rid of the large building machines until I moved into my new house.

Tips! Ask about children and pets. Some apartments for rent may not allow children.

We live on a three-acre plot in a rural area. This land is ideal for housing Caterpillar construction equipment. When I approached my father about helping us out with adding an addition to our small house, he gladly accepted the request. I mentioned that it was too bad that he didn’t have his excavator anymore. He mentioned something about being very resourceful.

Organising Small Bathroom To Keep It Big

Posted by admin | Home | Thursday 29 March 2007 3:10 pm

By ApartmentsForRentNews.com

Tips! Use all your resources. Apartments and houses are listed in newspapers, free magazines, small ads, and even For Rent signs in the front yard.

For many apartment renters, life with a small bathroom is a daily struggle. It’s not really a matter of life and death, of course, but it can be very frustrating, and after a while, a small bathroom may begin to add to your stress levels.

Whether you own or rent your home, you know how important it is to have a nice sized bathroom at your disposal. If you are really lucky, you have a number of large bathrooms. Not everyone is this fortunate, however, and sometimes when renting, you have to take the size you get.

Tips! Find out how much the rent is, and all the financial details therein. This is very important for comparing apartments and house renting.

If you have a small bathroom, you are probably looking for ways to make life a little easier. In very small bathrooms, you really have to be smart in order to keep things organized and nearby.

Some homes with small bathrooms have a closet near the bathroom for extra storage space. This is nice, but it is not very practical. If you are applying makeup, doing your hair, or trying to get ready to go out on the town, the small space and limited storage area is going to be frustrating.

To get more stuff into your small bathroom without cluttering it up too much, you need to find ways to add storage space. One great way to do this is by getting a large medicine cabinet. This can clear up a lot of the clutter that appears on the vanity in almost any small bathroom.

Tips! Ask about service locations around the apartment or your house to rent. Find out things such as, how far it is to the supermarket, the gas station, the bank, restaurants, and public transportation.

If you get one that is recessed into the wall, it takes up almost no space at all. You can also find a storage unit that sits above your toilet. These, in most cases, have long legs that sit on their side of the toilet, and then have shelves or enclosed storage spaces up above. These are great if you have the wall space.

If you have children, you can keep your small bathroom clutter free by giving them their own bathroom basket. In this basket they can keep their shampoo and soap, along with an assortment of bath toys. This can be carried in at bath time, and then removed after the bath is over. This will help keep the toys out of the tub and up off the floor.

Tips! Additionally, when you are visiting the house or apartment to rent, do not be afraid of scrutinizing every aspect of the apartment. Look for cracks, bugs, dirty spots, and any other flaws.

As an added bonus, this will save you from stepping on the toys at night when you can’t see. Falling down in a small bathroom after stepping on a sharp toy will be nothing but trouble.

The Right Greenhouse Heaters For Your Home

Posted by admin | Greenhouse | Tuesday 27 March 2007 3:07 pm

By ApartmentsForRentNews.com

Tips! You may consider using salvaged materials if you intend to make a larger greenhouse. You may use these materials in designing and planning for a low cost budget greenhouse.

In order to grow plants in a successful manner a temperature that is right for the plants must be maintained throughout the life of them. Specific plants require different temperatures. There are three main types of greenhouse heaters to choose from that can maintain temperatures, especially during winter months.

The best source of artificial heat for the plants and the least harmful to people and the environment can be found through the use of greenhouse heaters that are fueled by electricity. Electric heaters can be the most efficient way of maintaining temperatures that are specific for the plants temperature needs.

The heat given to the plants through these is controlled by a thermostat. By using a thermostat it makes sure that heat is not wasted even if the temperature outside the greenhouse changes. By using the electric types of greenhouse heaters fumes are not produced which can be harmful to the plants grown and the environment as well.

Therefore by using eclectic heaters there is no need for ventilation of the greenhouse. The use of fans for electric greenhouse heaters spreads the heat around the greenhouse. One thing that must be followed is do not use an electic extension from a source such as a home or another outbuilding.

Tips! You also needs to make sure that your greenhouse will be designed with proper air circulation spaces, ventilation, pest control soil, heaters for winter season, and humidity control devices. You should create an environment that is appropriate for the types of plants that will grow in your greenhouse.

Gas heaters are another type you may consider. They are not as productive as electric heaters and there is the production of fumes, in the form of combustion that is released into the atmosphere. A couple of ways in which gas greenhouse heaters differ than electric ones are that the thermostat control is less precise and ventilation is needed in the greenhouse. Also because gas is used it must be monitored and put in a safe place.

A third type to consider which is much less popular than the others is a paraffin heater. One drawback of these greenhouse heaters is the constant maintenance that comes with trimming the wick and the need to refill them constantly. Ventilation is needed in paraffin heaters as they produce fumes and release water vapors into the greenhouse.

One main advantage of paraffin greenhouse heaters is that frost damage to the pants is reduced for greenhouses that are smaller. They can also be used as backups to other types of greenhouse heaters. These heaters can be used if the electricity off or the gas is shut off for whatever reason. This can be important as if the main source of heat is not working it can cause damage to the plants and result in the loss of them.

Tips! You should allot a space where you can store fertilizers, potting soil and other tools that are essential in the greenhouse. You should place a tool rack nearer to the potting place so that it would be easier for you to transfer the soil from the pot of the plants.

If you are unsure about which type is right for you consider talking to a professional at a gardening store. They have all the knowledge that you will need to make an informed decision that will keep your greenhouse in bloom.

Hampers: Aids In House Organization

Posted by admin | Home, News | Monday 26 March 2007 4:54 pm
Read This: Functionality – The functionality of the new house plan is really one of the most important aspects for your long term comfort and use of the house. If you put the dining room on the other side of the living room so that you have to carry meals through the living room you will soon realize that’s not very functional.

In today fast pace, being disorganized is not an option. Disorganization can lead to confusion, wastage of time effort and money. Simple organizing can prevent clutter, having no clutter to clear thinking and clear thinking to efficiency.

Neglecting to clean the house even for one day can make it harder for anybody to clean on the following days. Clutter starts to pile up. Something gets lost somewhere. The mess creates confusion and the house starts not to be an enjoyable place anymore. When it was said that everything starts at home, clutter too could be one of the reasons.

One of the best and tested approaches to organization is grouping things into categories. When lumped into categories, the mind is directed to easily recognize which group is assigned to what which therefore makes for easy recall.

There are many organization tools available in the market today one of the simplest, most efficient and least expensive is the hamper.

This simple basket is great at compartmentalizing things. It can make your organizing more simple and easier. One hamper alone when used in a room can already substantially increase the room space that used linen and clothes occupy.

Then you can start fixing up the place one at a time. Spending 30 minutes a day to clear up the clutter and start organizing will do amazing things in home organization. The hamper has been synonymous with linen and laundry but it can also be used as storage spaces in lieu of boxes and can be good extension for cabinet spaces.

Read This: Bonus Rooms (Laundry, Play) – One of the most popular trends in todays house plans are dedicated laundry rooms and the renewed popularity of pantries. In fact, in my new house we made the mudroom a combination laundry and pantry.

You do not have to do the clearing up yourself. Kids can be trained for the task. Place a hamper in each room where dirty clothes will be assigned. When everything is dropped into the floor, it will take you time to pick it all up. A hamper on the floor can be just as good as throwing things on it.

Boys are generally known to create more clutter than girls do but if a hamper is placed, they often treat it like hoops and start practicing their shooting arms at it. Once a part of the home starts getting organized others can easily follow. Children are good at picking ideas up and doing correlation.

Girls are not so much of a problem but smaller kids usually are. If that is the case, a favorite cartoon character can be attached to it. Organizing will always attract better response in children if it is done creatively and playfully.

To rid of the clutter, and make organizing the house faster, do not hesitate to discard things that are no longer used. For many that could be hard to follow even when common sense tells them that they should. If it is the same with you, select things that you can discard or donate. Others you can keep in the attic while some remains in your cabinet. After a year that the old things are not yet used throw it out. Because things that ceases to serve a purpose does not have to occupy and clutter the house.

Read This: Floor Plans – When evaluating floor plans try to visualize how you will furnish the house and how you plan on using different rooms in your daily life. Get a tape measure and measure rooms in your current house to get an idea of how big a 12′x15′ room really is.

Assign a hamper in the bathroom and the same effect can be duplicated. Tossing dirty laundry on the hamper is just the same as throwing things on the floor.

As the idea is picked, the house gets better organized, and the habit is developed.

Decorating for Renters – Part 4: What to Buy for Your Apartment

Posted by admin | Furniture, News | Sunday 25 March 2007 4:24 pm
Tip: See what kind of changes you can make to your apartment. Some landlords allow their tenants to paint walls, or change certain appliances or carpeting.

There are several buying categories for renters. These are things which are flexible, decorative, affordable and portable.

Furniture purchases need to be thought out carefully. Consider size and style. A piece that is too large or extreme in style might not fit in your next apartment or home. If you stick to the medium in sizes and finish you have the flexibility of using each item in different rooms and different ways.

Storage is always a problem and furniture choices can overcome defects in apartment and house design. Lamp, cocktail and sofa tables can be used for other purposes than just to put at the end of your sofa. Tables with drawer or shelf space are great. Night chests can be used as livingroom tables; they usually have more available storage.

File cabinets that are carved and decorated can be used for storage. Sofa tables can double as serving pieces for the dining area. A drop leaf or gate leg table used as a sofa table gives you dining table. Before buying a case piece, table or chest, try to think of how many ways you can use it. If you can’t think of at least two ways to use a piece of furniture, consider carefully before you buy it

Tip: Additionally, when you are visiting the apartment, do not be afraid of scrutinizing every aspect of the apartment. Look for cracks, bugs, dirty spots, and any other flaws.

One word of advice: if you fall in love with a piece of furniture just because it is beautiful, buy it. Everything in your home doesn’t have to be practical and a truly beautiful piece of furniture is something you will enjoy for years. Use it as a focal point, light it and decorate it and don’t worry if it doesn’t have half a dozen uses. These pieces become your treasures and you will move them form place to place and design rooms around them.

Seating can be flexible as well. Choose upholstered dining chairs which mix with your livingroom furniture. Extra chairs can be used in entries and bedrooms. This is where your carefully chosen color scheme will help you. The chair can be used for dining or extra livingroom seating and the color and style will blend.

Tip: Use all your resources. Apartments are listed in newspapers, free magazines, small ads, and even ?for rent? signs in the front yard.

There are the obvious choices, as well. Sleep sofas are invaluable and come in many sizes and styles. Many are available with air mattresses are really are comfortable. Large storage ottomans can be used as cocktail tables and places to store the bedding for the sleepers as well as extra seating when entertaining. Smaller ottomans can store under sofa tables for a decorative and useful addition.

Armoires, are available in an enormous number of sizes styles and configurations. They can be used for combination storage-tv on top, table linens in the drawers, or clothing if the armoire is in the bedroom.

Tip: Find out how much the rent is, and all the financial details therein. This is very important for comparing apartments.

Moving beyond furniture, screens either decorative or purchased from the home store, will hide work spaces and storage. Architectural elements such as columns or bricks can be used for display, as shelving and to hide ?uglies.’ Plants, real or really good artificial plants, add interest and can be used to hide an awkward corner. If these are lit with some of the new halogen spots they make a really beautiful accent corner and brighten a room.

Choose lamps carefully. Stick to simple, classic shapes and be creative with shades. They come in beautiful colors and styles. Don’t under light.

Tip: Visit the apartment. Too many people sign on the dotted line without ever actually seeing the apartment or the neighborhood.

Visit the nearest large craft store. You can find small accent pieces of furniture and shelving there as well as picture frames and other decorative elements which would be much more costly in a design or home store.

Think outside the normal boundaries and discover new uses for all kinds of products such as scarves, throws, pillows. You can have a convenient and beautiful home at a reasonable price and if you move on, pack everything up and reuse it in a new way in your new home.

Going Down Under With Your House

Posted by admin | House | Friday 23 March 2007 3:23 pm
Read This: Installation, Monitoring, and Repair Services increase not only the level of safety but the convenience of keeping your home safe. A house alarm alone cannot notify the police or fire department in the event of an emergency.

One of the biggest home expenses over time is the cost of energy. Going down under is one way to combat this cost. No, I am not talking about Australia!

Going Down Under With Your House

One of the best ways to save money on utilities it to build a house that takes advantage of the surrounding terrain. One option for really brining this to fruition is to go nearly or completely below grade. Better known as an underground structure, this approach drastically cuts the cost of utilities over the life of the property and gives you an opportunity to build something very creative.

Increase The Curb Appeal Of Any House. 197 simple, low-cost curb appeal and house makeover improvements that anyone can do in a weekend. Free landscape software.

When you go down under with a house, you can have depths from 10 inches to nearly the full height of the house. We are not talking about a house under a lawn. One of the more popular designs for these structures is the atrium layout.

The atrium house is essentially a four sided structure facing an open atrium in the middle. The outer walls of the house are positioned flush to the ground or built up berms. The major living areas all face into the atrium. Windows and glass doors are used to facilitate heating with passive solar energy.

Access to the ground and garages are provided through stairways. By taking this approach, the house has the benefit of being protected from wind, is temperature regulated by the ground in an indirect geothermal gain strategy and has a nice open atrium that can be used for just about anything.

House Building Guide. A step by step guide to building your own home and save thousands of dollars.

The interesting thing about this approach is the appearance above ground. The top of the house is flush or nearly flush with the ground. This provides protection from wind and an escape from noise pollution. The design also provides you with a lot of area to get creative with landscaping. Most people will put in exotic landscaping to take advantage of the situation. Japanese gardens, small forests and so on have been used to striking effect.

One area where you need to be careful with an underground house is drainage. Pumps should be sufficient to remove just about everything, but you need to plan for it at the outset. You don’t want to be sitting in a very expensive pool after that first rain.

California Real Estate

Posted by admin | News, Real Estate | Thursday 22 March 2007 2:33 pm
Tip! Are you trying your hand in today’s real estate business? Good on you if you are. However, I would certainly be sure you do your proper research before attempting to “flip” a home.

The process for purchasing a home in California is different from the procedures that are used in other states. Unlike the East Coast, attorneys are not used to complete the sale of real estate. Instead, an escrow is used. Once you have located a home you want to buy, you will begin hearing people talk about the escrow.

In California, there are no closing meetings. It is not common for sellers and buyers to meet each other on a regular basis. If you want to buy a home in California, you will want to make sure you have a loan before you begin the process of looking for a home.

All real estate agents in California must be licensed to buy or sell real estate. Every agent you deal with should either have a Salespeople or Brokers license. Brokers are allowed to receive payment for the sale of a property, while salespersons must work under the broker.

Multiple brokers are allowed to work together, and are called sales agents. Sales agents must answer to a Broker of Record, and this is the person who will supervise them. There are three agencies that will be found in California, and these are dual-agencies, buyer’s agencies, and sub-agencies.

Tip! Also consider the state of the real estate market when you are considering buying property. If you are buying property when no one is interested in it, you may have to sit on it for quite a while before you can sell for a profit.

Before you decide to get a loan or broker, you will first want to find the right home in the best possible neighborhood. You will also want to consult an agent to find out what type of home is best for your income level. The agent will want to know what home you’re interested in. You should always be ready to buy a home when you visit the agent.

If you are truly ready, you will be given a better deal, because agents will often have to deal with people who are just “looking,” and are not commited to making a purchase. Once the agent knows what type of home you want, they will begin driving you around to show you the different homes that are available.

The agent will not want to drive you around until after they’ve interviewed you. As the buyer, you will want to make sure the agent is experienced. When you deal with agents in California, they should put you in the loan qualification process as soon as possible.

By getting approved for a loan, you will be placed in a powerful position where you can negotiate. Once you have found the home you want, you will want to make an offer to the agent. In California, the offer should always be made in writing. The paper that it should be written on is named the Deposit Receipt.

Tip! From what I’ve seen personally and on television reality shows, a lot of individuals are taking an interest in real estate these days. Have you checked out any of these reality shows. They basically depict people trying their hand in the modern real estate business.

You will want to place all the information about your offer on the Deposit Receipt. The agent will help by providing you a list of homes that are much like the one you’re interested in. When an offer is made, it is also customary to write a check which is about 3% of the offer that you are making for the home.

Finding Some Solutions Within Bird House Crafts

Posted by admin | Personal | Wednesday 21 March 2007 12:21 pm
Read This: Make the floor just the littlest bit slanted toward the doorway. Any good ‘how to build a dog house’ plan will make certain that any rain that does enter via the ventilation holes or doorway automatically drains out.

Working with our hands is a sign of adroitness, scientists tell us. While manual labor and even simple prospects like craft work have been looked down upon in modern society, these days there seems to be a renaissance in the crafts field. This includes bird house crafts, which is also on the upswing, with good reason.

Read This: Make sure the dog house faces away from the major storm direction.

There are many reasons why the building of bird houses is making a comeback. These include the increase in stress in modern society, the drying of the waterways for many birds, and the simple desire to create. Each of these aspects will be covered in its turn.

Let’s face it: people are stressed out. As the world’s population increases jobs become scarcer and less secure, especially as technology and simple specialization are on the rise so quickly. This frightens a lot of people. Fear tends to make us look inside to our own inner-worlds, or the immediate world of nature around us. The appreciation of the simpler things is returning.

Home Staging, Fixups & House Makeovers. the who, what and where of home improvement and selling your property fast without spending a fortune.

One avenue in this light is the making of bird house crafts. The construction of a little home for birds is not only constructive and stress-relieving, but also is an altruistic act which will afford birds protection during cruel winters whilst reciprocating back with a great satisfaction of accomplishment. In today’s high stress levels, people are seeking out stress “relievers” and building bird house crefts is one of those “escapes”.

How To Build Your Free House.

Another situation today, just slowly leaking out to the masses, is that the waterways of many migratory birds are being destroyed by mankind and subsequent pollution. Further, many trees which previously afforded birds a refuge are no longer existent, as they’ve been felled for human purposes. While bird house crafts won’t rectify this problem outright, it may offer one minor solution. This is to say that a bird house will give a bird a place to rest along a flight path that may consist of many thousands of kilometers.

Finally, there is the desire to create. We are all gods in our own right, particularly when it comes to creation of structures, be they large as the Great Wall of China, or as humble as bird house crafts, the creation of a small home for our little friends in the skies. Whatever the reason, our tiny aviary friends thank us each time they settle onto a perch, or inside away from the wind and rain. There is much joy to be had with the watching of birds as they take shelter in a bird house esspecialy crafted for them.

Tip! Repairing A Simple Flat Roof Leak.

A roof leak is caused by one thing – moisture. This can sometimes be difficult to detect, but technology has provided roofing professionals with a new method of how to find a flat roof leak using infrared survey. Because of their simplicity, flat roofs are very common. Unfortunately, also because of their design, a flat roof is more susceptible to water build up and damage.

The Concept Of Finding A Flat Roof Leak With Infrared Survey

It is thought that infrared surveys may help to promote a longer life for your roof. Inspections, of this type, allows the infrared camera to scan the entire roof area for moisture. The concept of finding a flat roof leak using infrared survey is quite fascinating. During the afternoon, the sun heats the roof structure with it’s warm rays. As the sun sets in the evening, the roof begins to cool.

If there is a leak in the roof, the insulation or roof structure will become wet. A higher thermal mass is found in wet insulation than that of the rest of the structure. The infrared survey will be able to detect this moisture from a clear picture of the damaged area. Because of the technical work involved, a professional should be used to detect a flat roof leak using infrared survey.

Tip! Rubber membrane is another method of coating your flat roof. As far as flat roofing materials go it is durable and resistant to general wear and tear.

Two Options Of Finding A Flat Roof Leak Using Infrared Survey

There are two ways to search for a flat roof leak using infrared survey. One is from a distance and the other is by performing a walk-on roof inspection. Anytime you, or anyone else, is walking on a roof, it is extremely dangerous. This is especially true if it is raining or if the roof is wet from a previous rain.

Obviously, if you are searching for a leak or moisture, there is a suspicion that the roof is wet, so use extreme caution if you opt for the walk-on inspection. Let your contractor know that the roof may be slippery. Being professionals, they are already likely to be aware of this fact, but it’s a good idea to remind them to be careful.

Detecting Problems Before It’s Too Late

Each day, roofs are ruined because of improper maintenance or simply because the damaged area cannot be located. In order for a roof to last, it requires regular maintenance by the homeowners, but also by professional roofing contractors. Regular checks should be done to search for leaks, cracks, rotting or other damage. If left untreated, these problems can lead to the entire roof needing replaced.

This is not necessary if proper maintenance is done, including the use of infrared survey to find a flat roof leak. Flat roofs are especially vulnerable to water damage because there is no roof slope for the water to flow to. Often, water will pool in one area of a flat roof and begin to weigh down the structure, which will cause leaks and other structural problems. The areas of moisture can quickly be identified using an infrared survey.

Tip! Minor repairs may be handled by the homeowner in some cases. Normally, however, it is recommended that you call a professional roofing contractor even if it’s just a simple flat roof leak.
